Mom’s Nevada, Texas Shortlist

The one-acre-lot town from the videos, checked against the real market. Every new-construction home for sale on a big lot in Nevada, TX today, scored the same way as the Vegas and Las Cruces pages. The short version: exactly one home checks every box, and five more each miss by exactly one thing.

Nevada, TX (zip 75173) is a small acreage town northeast of Dallas by Lavon Lake — Community ISD, mostly no HOA and no city taxes, septic on most lots. The acreage market here is essentially three communities: Stonehollow’s Providence Point (1-acre lots, the in-budget sweet spot), and Cope Homes’ Lexington Heights and Bear Creek (half to 2-acre lots, mostly $900k–$1.4M once past the entry plans). Builder pages were verified directly; Zillow/Redfin/HAR blocked automated checks, so a few numbers below are flagged for a phone call.

The pool check came up empty here too: none of the listings mentions a private, community, or optional pool. Same conclusion as Vegas and Las Cruces — the pool-install budget applies. The good news on an acre: room for any pool she wants, no HOA to approve it.

Providence Point / Stonehollow Homes — no HOA, no city taxes

Reduced from $644,990, marketed as “Final Opportunity.” The two primary suites are the standout — the exact suite setup the score hunts for. One search snippet showed $579,990 / 2,624 sq ft instead; a call settles it. Two-story is the only soft spot vs. a single-story preference — confirm which floor the second primary is on.

Providence Point / Stonehollow Homes (Castleberry plan) — reduced from $699,990

The only single-story on a full acre under $650k in town. If the media room can serve as bedroom 4 — or 3 bedrooms is livable — this is the closest thing to the videos she’s watching.

New Providence Point / Cope Homes (Halstad model)

Biggest house in the in-budget field by far — 3,551 sq ft at $179/sq ft, the best value per foot on this page. Primary-down layout softens the two-story issue. Shows under two MLS numbers across sites; same property.

Providence Point / Stonehollow Homes (Victoria plan) — no HOA, no city taxes

The only single-story 4bd/3ba on acreage in town — and the listing claims over 4 acres, four times its neighbors. If both the lot and any negotiating room are real, this is the sleeper of the page. Data came from search snippets (HAR blocked the direct check); call before getting attached.

Bear Creek / Cope Homes — 86 lots, no HOA, 15 plans from $599,900

Not a house for sale — a single-story 4-bedroom base plan she’d build on a chosen Bear Creek lot (bigger lots cost extra, and options push the price up from base). The only path in town to a brand-new single-story 4bd on acreage at a $5xx starting number. Community contact: Raj Mann, 346-391-6000.

The half-acre door — High Meadow Estates

If a half acre is acre enough, the budget relaxes by $100k+. High Meadow Estates (Robbie Hale Homes) sells half-acre homesites with no HOA, no MUD/PID, Community ISD — one honesty note: the builder’s own site puts this community in Josephine, TX (the next town over, same 75173 zip Nevada uses; it’s commonly billed as “Nevada”). Three plans hit the full 4bd/3ba target, all to-be-built:

Also in High Meadow right now: three move-in-ready homes, all 3bd/2ba — 791 Meadowlark Ln ($449,900), 2081 Creekview Ln ($469,900), 1717 Creekview Ln ($529,900, 2,591 sq ft) — each advertising $20–30k builder incentives. Below the bedroom target, but the incentives say this builder is dealing.

The rest of the market, for context

What the town sells above the budget line — kept in the working spreadsheet, not carded here: Lexington Heights and Bear Creek executive builds at 4,400–5,500 sq ft run $1.0M–$1.44M (704/705 Cambridge Ct, 804 Liberty Ln, 107 Sequoia Blvd); Bear Creek’s other single-story plan (Lincoln, 3bd) starts at $770,900. A correction from digging deeper: Meadow Ridge Estates (Davidson Homes, also Josephine) turned out to have ~0.2-acre lots, not the ~1-acre parcels first reported — it’s out of the big-lot running, though its 1405 Northview Ln spec (Holly F plan, 4bd/3ba, single-story, $349,990 reduced from $379,990) is a striking value if lot size stops mattering. Providence Point’s original Cope phase and Riverside’s Summerlin are sold out — Summerlin has an unconfirmed rumor of a new phase.

How to read this page

A thin field is the finding, not a failure. Nevada, TX is a small town with three active acreage communities; one home meeting every criterion is what the market actually holds today. The near-misses are carded because in a field this size, the winner may be a criterion traded away.

Data confidence varies by row. Stonehollow’s and Cope’s own sites were verified directly — those numbers are solid. Zillow, Redfin, HAR, and NewHomeSource all block automated checks, so 2134 Archives Ave (the 4-acre claim) and 2130 Providence Way came from search caches; one aggregator was still showing a Lexington home as active that the builder’s own site confirms sold. Anything here worth pursuing deserves a phone call first: Stonehollow (Providence Point) and Cope Homes (Raj Mann, 346-391-6000).

Scores read exactly as on the other pages — they rank what listing text proves, and builder pages describe options more than features, so scores skew low here. The two primary suites at 1112 Archives is the only fully-verified suite feature in the field.
