Nevada, TX (zip 75173) is a small acreage town northeast of Dallas by Lavon Lake — Community ISD, mostly no HOA and no city taxes, septic on most lots. The acreage market here is essentially three communities: Stonehollow’s Providence Point (1-acre lots, the in-budget sweet spot), and Cope Homes’ Lexington Heights and Bear Creek (half to 2-acre lots, mostly $900k–$1.4M once past the entry plans). Builder pages were verified directly; Zillow/Redfin/HAR blocked automated checks, so a few numbers below are flagged for a phone call.
The pool check came up empty here too: none of the listings mentions a private, community, or optional pool. Same conclusion as Vegas and Las Cruces — the pool-install budget applies. The good news on an acre: room for any pool she wants, no HOA to approve it.

If a half acre is acre enough, the budget relaxes by $100k+. High Meadow Estates (Robbie Hale Homes) sells half-acre homesites with no HOA, no MUD/PID, Community ISD — one honesty note: the builder’s own site puts this community in Josephine, TX (the next town over, same 75173 zip Nevada uses; it’s commonly billed as “Nevada”). The rest of the market, for context
What the town sells above the budget line — kept in the working spreadsheet, not carded here: Lexington Heights and Bear Creek executive builds at 4,400–5,500 sq ft run $1.0M–$1.44M (704/705 Cambridge Ct, 804 Liberty Ln, 107 Sequoia Blvd); Bear Creek’s other single-story plan (Lincoln, 3bd) starts at $770,900. A correction from digging deeper: Meadow Ridge Estates (Davidson Homes, also Josephine) turned out to have ~0.2-acre lots, not the ~1-acre parcels first reported — it’s out of the big-lot running, though its 1405 Northview Ln spec (Holly F plan, 4bd/3ba, single-story, $349,990 reduced from $379,990) is a striking value if lot size stops mattering. Providence Point’s original Cope phase and Riverside’s Summerlin are sold out — Summerlin has an unconfirmed rumor of a new phase.
How to read this page
A thin field is the finding, not a failure. Nevada, TX is a small town with three active acreage communities; one home meeting every criterion is what the market actually holds today. The near-misses are carded because in a field this size, the winner may be a criterion traded away.
Data confidence varies by row. Stonehollow’s and Cope’s own sites were verified directly — those numbers are solid. Zillow, Redfin, HAR, and NewHomeSource all block automated checks, so 2134 Archives Ave (the 4-acre claim) and 2130 Providence Way came from search caches; one aggregator was still showing a Lexington home as active that the builder’s own site confirms sold. Anything here worth pursuing deserves a phone call first: Stonehollow (Providence Point) and Cope Homes (Raj Mann, 346-391-6000).
Scores read exactly as on the other pages — they rank what listing text proves, and builder pages describe options more than features, so scores skew low here. The two primary suites at 1112 Archives is the only fully-verified suite feature in the field.
